Shoppers at Swift Current Mall had a chance to look at the city's Northeast Sector Plan on Wednesday

What looks like a mostly empty part of Swift Current now could be filled with new homes and apartments, commercial properties, green spaces and neighbourhood activity areas.

That's the vision for the northeast corner of the city as outlined in a Northeast Sector Plan, which was the focus of an open house at the Swift Current Mall Wednesday.

AECOM conducted the plan for the lands that were annexed into the city earlier this year.

"There's going to be a mix of different residential land uses, single family apartments and some medium-density apartments or rowhouses, additional commercial for the city, green spaces, as well as some activity nodes... little markets, so to speak, around green spaces," said Evan Hunchak, an engineer for AECOM.

City Engineering and Planning Services Manager Trevor Feicht says he believes the plans are a good fit for what the city already has developed or planned for the area, which includes the Cypress Regional Hospital, residential development in the Saskatchewan Valley subdivision, the new joint-use K-8 school under construction, and the proposed integrated facility.

"It ties in very well to the integrated facility and the hospital in that area and the commercial in the vicinity," he said. "We're excited to see what comes out of this, and there's a few changes we got to make, but it's very close to being what we think is a great plan. It's a very valuable tool that we need to identify and have a framework for future growth and development."

Feicht adds overall, some of the people that looked at the plan seem excited about it, but others warned that it may be a bit ambitious and believe that Swift Current may not grow as much as the plan indicates.

"This isn't really a plan about time," he added. "Our projections indicate that this could fill up in 25 years, but perhaps it's 50 years or 20 years. It doesn't really matter. The idea is that this is a framework to tell us how this is going to be grown for several years into the future."

The report will be finalized and presented to council early in the new year. The presentations at the open house will be available for viewing in the near future on the City of Swift Current's website.
